Why it's here. Better runs the mortgage process online from pre-approval through closing. Check the exact loan program and whether it lends in your state before you count on it.
A fast online pre-approval is not a commitment to lend.
Home purchaseApplying from your phone
Why it's here. Rocket Mortgage runs a mostly online process for purchase and refinance loans. Start the application, get a personalized Loan Estimate, and hold it against quotes from at least two other lenders.
Your rate and fees depend on your credit, the property, and the loan program, so an online teaser rate won't be your rate.

Why it's here. Rate, formerly Guaranteed Rate, is a national lender worth including when you collect competing offers on a home purchase.
Compare the points and lender fees next to the rate, not the rate on its own.

Give every lender the same scenario: property, price, down payment, term, credit profile, and rate-lock length. Within three business days of a full application each lender must send a standardized Loan Estimate. Compare the interest rate and the APR, which bakes in most lender fees, then read origination charges, discount points, and the five-year cost figure on page three. A lower advertised rate often hides higher points or fees.
Conventional loans follow Fannie Mae and Freddie Mac rules and usually need private mortgage insurance below 20% down. FHA loans allow lower down payments and credit scores but carry their own insurance premiums. VA loans for eligible service members and veterans typically require no down payment and no monthly mortgage insurance. Jumbo loans exceed conforming limits and have stricter requirements. A refinance replaces your current loan, so weigh closing costs against monthly savings over the years you'll keep the house.
Missing documents, an appraisal that comes in low, a title problem, or a change in your credit or employment during underwriting are the usual culprits. Ask each lender for its typical time to close, who your point of contact will be, and what happens to your rate if the lock expires before funding.
Same property, same purchase price, same down payment, same credit pull, same term. Change one input and a lender can look cheaper on paper without being cheaper for you. If a quote is based on different assumptions, throw it out and ask again.
The rate is the headline. The cost is in the origination charges, the discount points, and the cash you need at closing. Work out what you'll pay over the years you expect to keep the loan, not just the monthly figure.
Both should appear in NMLS Consumer Access. While you're at it, ask who will service the loan after closing, when the rate lock expires, and what commonly delays funding with this lender.
These weights set our research priorities for this category. We don’t publish a number for a company until we’ve verified enough to back it up.
See the full methodologyAt least three, all on the same day, using the same property, down payment, term, and lock period. Rate shopping within a short window counts as a single credit inquiry for scoring purposes.
The interest rate is what you pay on the balance. The APR folds in most lender fees and points, which makes it a better single number for comparing two loans of the same type and term.
No. A pre-approval is an estimate based on what you told the lender. Final approval comes after underwriting checks your documents, the appraisal, and the title.
It's a free public database where you can confirm that a mortgage lender and an individual loan officer are licensed, and see any public enforcement history.
Only if you'll keep the loan long enough for the monthly savings to repay the upfront cost. Divide the cost of the points by the monthly saving to find the break-even month, then compare that with how long you realistically expect to stay.
Often not the lender you applied with. Many lenders sell servicing rights after funding, which changes who you pay and who handles escrow. Ask before you lock so the answer doesn't surprise you with the first statement.
